MRNI Mould Diagnostics for Northern Ireland

Stop Treating the Symptom.
We Diagnose and Fix the Cause.

Forensic mould diagnosis and remediation for homes and businesses across Northern Ireland, based on how your building actually behaves.

01 The Reality of Mould

Wiping mould off the wall
never fixes it.

What you can see is the end result. The driver is how your building handles moisture.

Northern Ireland’s damp maritime climate, its older solid-wall housing stock and decades of piecemeal extensions make condensation and mould a year-round problem here. Treating the visible growth without correcting the conditions behind it is the reason mould keeps coming back.

01.

Ongoing humidity imbalance

Indoor humidity that sits above the safe 40 to 60% band for long periods gives spores the moisture they need to take hold on cool surfaces.

02.

Ventilation deficiencies

Extractor fans that are undersized, blocked or simply never switched on. Moist air lingers in kitchens and bathrooms instead of leaving the building.

03.

Cold bridging

A familiar problem in Belfast terraces, extensions and around window openings. Cold spots fall below the dew point and pull moisture out of the air.

04.

Heating control limitations

Heating that runs in short bursts lets wall surfaces cool and re-warm repeatedly. Each cycle condenses fresh moisture in the same rooms.

05.

Hidden moisture within materials

Wet plaster, brickwork or insulation hidden behind finishes. Invisible to the eye and only found with capacitance, pin and thermal instruments.

02 Our Approach

Diagnosis before treatment. Every single time.

Cleaning is the last step, not the first. Each project begins with a structured survey of how the property is behaving, so the cause of the growth is identified and evidenced before anything is treated.

01.

Moisture mapping

Pin and capacitance readings taken across walls, floors and adjacent rooms build a picture of where moisture sits and how far it has travelled.

Across: walls · floors · ceilings · concealed substrates

02.

Dew point analysis

We measure surface temperatures against the calculated dew point for the room. Any surface sitting below it is actively condensing water.

Output: condensation risk by surface

03.

Airflow review

Extract rates, fresh air supply and dead spots are checked room by room against how the property is actually occupied and used.

Across: mechanical · trickle · purge ventilation

04.

Thermal imaging

Infrared survey cross-referenced with the moisture data. Cold bridges, insulation gaps and hidden moisture routes show up clearly.

Output: annotated thermal record

05.

Environmental readings

Humidity and temperature loggers record how conditions move over time, giving a baseline that post-works results are checked against.

Output: RH/temperature evidence record

03 Complete Remediation Service

Delivered as a full package, not individual services.

Everything is delivered as one remediation package. The point is not simply removing what you can see; it is closing off the conditions that allow it to return. We do not sell standalone surveys or inspection-only visits.

01.

Diagnostic assessment

A full instrumented survey of the property, following the diagnostic process above.

02.

Root cause identification

The moisture route is named and evidenced in writing before treatment starts.

03.

Professional mould removal

Containment, safe removal and substrate restoration in line with recognised standards.

04.

Antimicrobial treatment

Treated surfaces are neutralised to deal with any contamination left after removal.

05.

Whole-property sanitisation

Applied across the affected areas of the building where the diagnosis requires it.

06.

Environmental stabilisation

Humidity, ventilation and temperature brought back within specification before sign-off.

07.

Hygiene verification

Before and after readings recorded, documented and signed off against the evidence.

No Standalone Visits *

Surveys and inspection-only visits are not sold separately.

Investigation, works and verification are one engagement. Splitting them between different companies is exactly how causes get missed and mould returns.

The goal is not a clean wall next week. It is a property that stays clear.

* Scoping visits are available for housing associations, the Housing Executive, local councils and property managers.

04 Why we're Different

Independent,
diagnostic-led approach.

Much of the damp industry in Northern Ireland exists to sell an install: positive input ventilation, insulation, injected damp courses. We sell none of these, so our diagnosis is never bent toward a product.

We do not install or sell:
01.

Ventilation systems (PIV)

02.

Insulation upgrades

03.

Damp proof courses

04.

Roofing works

Where building improvements are needed we set them out in plain written guidance, and you take it to whichever contractor you trust.

Which means our recommendations are:

Independent

No product line and no commission. The diagnosis has nothing to sell you.

Evidence-based

Every conclusion is tied to instrument readings and logged data collected on site.

Focused on diagnosis

We are paid for diagnosis and remediation. Nothing else.

05 Standards & Alignment

Aligned to recognised professional standards.

Our remediation work follows the recognised standards for mould, moisture and building performance used across the UK, documented to a level suitable for social landlords and public bodies in Northern Ireland.

S 520
International standard

ANSI/IICRC S520

Mould Remediation Standard — the recognised reference for assessment, containment, removal and verification.

5250
British standard

BS 5250

Management of Moisture in Buildings — informs how condensation risk is assessed and remedied.

CKF
Building regulations (NI)

Technical Booklets C, K & F

Resistance to moisture, ventilation and conservation of fuel under the Building Regulations (Northern Ireland).

Public Sector

Structured, compliance-ready remediation for housing associations, councils and property managers across Northern Ireland, delivered to public-sector documentation standards.

06 Specialist Services

Our specialist services.

Three specialist services for owners, landlords and managers. Environmental monitoring and protective coating are delivered inside the remediation package, while qPCR DNA testing is available on its own as a lab-processed service.

RH · TEMP · 30D LOG ENV. MONITORING

Environmental

Environmental Monitoring

Logs how the property behaves once works are complete, showing whether conditions have genuinely stabilised.

— Humidity and temperature trends, logged
— Identification of ongoing moisture risks
— Documented environmental evidence
— Supports landlord, manager & compliances cases

Available only as part of full remediation package

UV / PHOTOCATALYTIC
Package only
Coating

UV / photocatalytic protective coating

A light-activated coating applied after works to give ongoing protection on surfaces that stay at higher risk.

— External walls & window reveals
— Wardrobes and enclosed spaces
— Bathrooms and high-humidity areas
— Reduces regrowth risk on treated surfaces

Available only as part of full remediation package

qPCR / DNA SPECIES · SEQUENCE

Standalone Lab

qPCR DNA mould testing

A lab surface test that finds hidden contamination and names the species present at DNA level, even where nothing is visible.

— Detects contamination not visible to the eye
— Identifies mould at DNA / species level
— Used by environmental professionals & insurers
— Sample kit dispatched · result returned by report

07 Meet Sebastian

Professionally managed. Personally delivered by Sebastian.

Meet Sebastian, Specialist in Mould Diagnostics & Remediation

Sebastian McCluskey founded Mould Removal Northern Ireland and personally leads its remediation work across Northern Ireland, from Belfast to the north coast.

Diagnosis comes first in every job. Whether the issue is visible growth, suspected hidden moisture, or recovery after fire, smoke or water damage, the cause is identified and evidenced before treatment begins.

Sebastian is IICRC accredited, fully insured and experienced in domestic, commercial and public-sector settings. Each project runs through the same sequence: assess, evidence, remove, treat, verify.

If you want mould investigated and resolved rather than wiped over, Sebastian will assess the situation and give you a straight answer on what happens next.

Mould Removal Northern Ireland is part of Causeway Cleaning Group, alongside Cleaning Contractors NI and Causeway Cleaning.
